My goal is to create spaces that feel effortless, yet intentional. Spaces that quiet the outside world when a buyer, client or guest walks in and closes the front door. Once inside, I aim to give buyers or guests an immediate sense of calm and relaxation by speaking to all their senses through the use of organic and earthy colors, a layered combination of textures, a minimalistic design and the intentional placement of live plants which gives a home a sense of peace. Empty Houses feel cold and don’t invite a buyer to stay but an intentionally rooted staged home aims to leave a buyer or guest longing to stay and envisioning themselves settling in.

Occupied Home Staging

For the seller occupying the home while on the market. It is important to depersonalize and declutter a home’s space to allow a buyer to envision themselves in the home. I will advise a client on how to do both those things and also use the sellers own furniture and adding what’s needed to create a feeling of calm and clean to best highlight a home’s features.

Vacant Home Staging

A vacant home is viewed differently. I assess which key rooms will have the greatest impact on buyers and create a custom furniture layout and design plan for those spaces and provide the pieces for staging and rent while the home is on the market. A package will be created to best match the style and price point of the home, and I provide all pieces and stage them in a way to tell a home’s story.

Walk Through Consultations

A walk-through is the crucial first step for any staging project, whether the home will be occupied or vacant. It is a 1-2 hour intensive session where I walk the entire property with the seller or agent to discuss a home’s curb appeal and first impression, go room to room to assess size, lighting, traffic flow and overall condition and together make a custom plan of how to best prepare the home for the market. A to do list will be created and provided for guidance.

Open House Staging

I’ll arrive the day before or day of your open house to place as needed: live plants, decor, rugs, accent pillows and throw blankets and also stage the front entry way with potted plants and a welcome mat. Before leaving I will use a calming room spray to help speak to all potential buyer’s senses. After the open house, items will be collected unless seller or agent would like to rent them for the duration of the listing for additional showings.

Airbnb Staging

There are several options with this package, and you’ll need to carefully read through and select the one that makes the most sense to you.

Option 1: CONSULTATION

I come in and walkthrough your empty or already furnished rental and provide feedback on furniture placement and decor to purchase or, if already owned and in place, where to stage things for optimal visual and functional appeal to guests. I will provide you with a checklist after walkthrough of what was discussed to help guide you later.

Option 2: STAGING WHATS ALREADY THERE

I will work with your items already in the space and do the work to stage it myself and provide a list of any additional items I’d recommend that would complete the look or add function or extra storage or appeal to the space to include both furniture and decor as well as kitchen and bathroom essentials to best accommodate guests to help get you those 5 star ratings.

Option 3: COMPLETE STAGING AND STOCKING

In this option I do it all. I walk through to get a feel for the space and then provide the furniture for the essential living space (Living room, dining room, kitchen and entryway) along with up to three bedrooms, two bathrooms and laundry room if needed. The items may then be purchased also to keep or rented monthly depending on what works best for you.

This home was staged with the Essential Living Spaces Plus Package with Front door and porch sitting area added on.

The bedrooms were virtually staged.

Before purchasing your package….

Confirming that my availability matches your needs is requested prior to purchasing your package. I am available to communicate via phone call, text or email. Sending pictures of the potential listing is a huge help in deciding which package will work best. Some packages will need to be custom designed to suite a home’s larger size and this can be discussed and a custom invoice will be sent.

Package balance will be due in full prior to loading of items for staging. If a partial payment was received prior to day of staging, this will not be refunded if staging project is canceled within the 96 hours prior to day of appointment as last-minute cancellations may affect other bookings.
